Get your free estimateMr-Glass Window Installation: The San Antonio Owner’s Guide
We stock and install Mr-Glass-compatible window hardware and replacement parts across San Antonio, with most window installation jobs running between $85 and $400 per opening depending on the part. When a Mr-Glass window develops a problem, it’s usually the balance, the sash lock, or the weatherstripping that goes first – most San Antonio homeowners notice a window that suddenly won’t stay up, a latch that won’t catch, or a draft that wasn’t there last spring. Our techs carry common Mr-Glass parts on the truck, so many repairs happen in a single visit. Call (325) 420-4173 and we’ll tell you what we think it is before we send anyone out.
Which Mr-Glass Models This Applies To
Most Mr-Glass windows in San Antonio fall into two groups: single-hung and horizontal slider units, both of which use a block-and-tackle balance system rather than the older spiral balance you see in 1980s aluminum frames. The distinction matters because Mr-Glass balances are sized by sash weight and window height, not just by brand. A balance from a 36-inch single-hung will not fit a 48-inch unit, even if both are Mr-Glass. If you can find the window’s AAMA sticker (usually on the top edge of the sash or the frame head), it’ll list the series code. No sticker? Measure the glass height and read us the number off the embossed channel – we can usually match it from that.
Lightwell Windows San Antonio is an independent window and door company, not a Mr-Glass dealer or affiliate. That said, we install and service Mr-Glass parts regularly, and we source OEM hardware when it’s available and a solid aftermarket equivalent when the OEM part has a known weak point. In our experience, aftermarket coil balances with a heavier-gauge spring last longer than some early Mr-Glass originals, especially on west-facing windows in San Antonio where the afternoon heat cycles the spring constantly. We’ll always tell you which way we’d go if it were our house.

Signs Your Mr-Glass Window Installation Is Failing
- The sash drops when you let go. This is almost always a failed balance. The spring inside the block-and-tackle assembly snaps or loses tension, and the window becomes a 15-pound drop hazard. Two hands to close a window is not normal.
- The sash is hard to lift or feels gritty. Dirt and fine San Antonio dust work their way into the balance channel, wearing the plastic shoes. The window still works, but every cycle is grinding the components down.
- The lock doesn’t line up anymore. On sliders, a worn roller or a bent track lets the sash sit a quarter-inch low, so the latch misses its strike. The window closes but never really secures.
- Condensation between the panes. The seal on the insulated glass unit has failed. Mr-Glass frames are fine – the glass unit itself needs replacement, and that’s a glazing job, not a hardware job.
- You can see daylight at the corners of the sash. Worn weatherstripping or a sash that’s out of square lets air move through even when the window is closed. In San Antonio, that shows up as a room that won’t hold cool air in August.

AfterReplacement Cost & What’s Included
For Mr-Glass window installation in San Antonio, here’s what we typically see:
- Balance replacement: $85 – $180 per sash, parts included
- Sash lock or latch replacement: $60 – $120 per window
- Weatherstripping and seal replacement: $90 – $200 per window
- Insulated glass unit replacement: $250 – $400 per sash
- Full sash replacement (if the frame is cracked): $300 – $600 per opening
The range comes down to sash size, how many parts failed at once, and whether we’re matching an older Mr-Glass series that needs special-order hardware. Every price is written down before we start – no exceptions, no surprise add-ons at the end. The work is covered by our 365-Day Done Right Promise: if it’s not right, we come back and make it right. Keith Yamada has been doing window work long enough to know that a written quote is the only kind worth anything.
DIY or Call Us?
There are a couple of things you can safely do before calling. Check whether the window is locked – a partially-engaged lock will make a sash sit crooked. Clean the track with a dry brush and look for obvious debris. That’s about where DIY should end on a Mr-Glass window. Block-and-tackle balances are under constant spring tension, and releasing one without the right tool sends a metal shoe flying. We’ve repaired more than a few windows in San Antonio where a homeowner tried the YouTube fix and ended up with a bent frame. Not worth the hospital visit or the window replacement that followed. Call (325) 420-4173, tell us what the window is doing, and we’ll give you an honest read before we ever schedule the truck.
FAQs
Expect 10 to 15 years from balances and locking hardware in San Antonio’s climate, with west-facing windows falling on the lower end because the afternoon sun cycles the materials harder. Weatherstripping typically lasts 7 to 10 years before it compresses and loses its seal. If your window is newer than that and failing, call (325) 420-4173 – it may be a warranty-eligible part.
No and we’ll be honest about that: a snapped balance spring or a cracked lock body isn’t repairable. Anyone who patches these parts is buying you six months. Replacement is the fix that lasts – and the parts are not expensive relative to the labor anyway.
Balance and lock replacements usually take 20 to 40 minutes per window once we’re on site. Insulated glass replacements take longer – an hour or so for a standard sash. Most single-window jobs are done in one visit, and we leave the room the way we found it: drop cloths down, shoes covered, a photo of the clean-up before we close the door.
We carry common Mr-Glass balances, locks, and rollers on the truck, and we can get most other parts within a few days. If your window needs something we don’t have on hand, we’ll tell you the honest timeline before you commit. We also stock parts for PGT, CGI, and CWS windows, so if you have a mixed house, one call covers it.
